I think there is a bit of a confusion between “niche” and “location” here. A niche market is a PART of the market on which you are concentrating. For instance, your niche may be teenagers, or single parents, or elderly people recuperating from illness, or fit people wanting to run a marathon, etc. They would all want health and fitness, they might all be willing to attend a health and fitness club (if they can afford it) and each one of these groups would be a niche market in the overall market of providing health and fitness services. The location of your club would have to depend on several things, what is available, the rent you can afford, car parking availability, etc. The niche you would be targeting would have to be able to reach that location.
If you want to know what niches are available, you need to do some market research. My OPINION (not backed up by market research) is that older people will become a bigger niche in years to come. At present, older people have a fair amount of disposable income, and want to stay fit as long as possible. There are also those people who have had an illness and who want to use exercise to improve their overall fitness or who wish to lose weight through exercise. This niche might be called the older and health impaired group. The location you choose for your club depends on where you are and also if there is a fair number of “older and health-impaired” people in that area,
